The Requests feature lets you submit maintenance or service requests to your board or property management company. This covers things like landscaping issues, broken lights, plumbing problems, or general community upkeep.

Who It's For

All homeowners and renters who want to report something that needs fixing or attention in the community.

How to Use It

Step 1: Go to the Requests Page

Log in to your homeowner portal and click Requests in the sidebar. You will see a list of your past requests and their current status.

Step 2: Submit a New Request

Click the Submit Request button. Choose a category like Landscaping, Maintenance, or Safety. Write a clear description of the issue. Add a photo if it helps show the problem. Then click Submit.

Step 3: Track and Reply

Your request will show a status like Submitted, In Progress, or Resolved. You can click into any request to read updates from the board or add more details if needed.

Common Issues

Q: How long does it take to fix something? A: It depends on the issue type and your community's contract with vendors. Emergency issues like safety hazards are handled first. Check your request status for updates.

Q: Can I edit a request after I submit it? A: You cannot edit the original description, but you can open the request and add a comment with new details or photos.

Q: What counts as an emergency? A: Safety hazards like exposed wires, major water leaks, or broken gates are emergencies. Use the Requests feature to report them and mark them urgent if that option is available.

Pro Tips

  • Include a photo with your request — it helps the maintenance team understand the issue before they arrive.
  • Be specific about the location. "Broken light near the south pool entrance" is better than "a light is out."
  • Amenities — Report maintenance issues at shared spaces through Requests.
  • Chat — Ask the assistant what category to pick if you are unsure.
