LotWize is an AI-first HOA management platform built for self-managed communities — the 100,000+ HOAs in the US that operate without a professional management company.
These communities are run by volunteer board members who work full-time jobs and spend their evenings and weekends answering resident emails, tracking dues in spreadsheets, drafting violation letters, and coordinating vendors. The average volunteer board president spends 10–20 hours per week on unpaid HOA work. Burnout is the #1 existential threat to self-managed HOAs.
Our approach
Every existing HOA tool makes volunteers more efficient at doing work. LotWize does the work forthem. Upload your CC&Rs, and the AI becomes an expert on your community's rules. From there, it drafts violation notices citing the correct sections, answers resident questions 24/7, sends payment reminders on schedule, and generates weekly board digests. The board's role shifts from operator to approver.

We're based in OKC and launching here first. Oklahoma is our proving ground — small enough to build personal relationships with early customers, growing fast enough to validate the product. From here, we're expanding to Texas and surrounding states.
Why now
AI has reached the point where it can reliably read governing documents, draft legally-appropriate notices, and answer nuanced questions with citations. Two years ago, this wasn't possible. Today, it is — and nobody is building it for self-managed HOAs. The enterprise players (Vantaca, AppFolio) serve large management companies at enterprise pricing. The self-managed tools (PayHOA, HOA Start) have zero AI. LotWize fills the gap.
