- How is the self-management readiness verdict determined?
- The quiz scores eight dimensions: community size, current management cost, board engagement level, document compliance status, software readiness, financial health, delinquency rate, and prior self-management experience. Each answer carries a weighted score. Communities scoring above 65% are flagged as strong candidates for self-management; 40–65% are candidates with specific gaps to address; below 40% may benefit from staying with a management company for now.
- What if my community is borderline?
- A borderline result (40–65%) typically means one or two specific gaps — often a missing document audit or no current software — are holding the score down. The results page identifies those gaps specifically so the board can address them before making the switch. Many communities in this range succeed within 6–12 months after addressing the flagged issues.
- How is the savings estimate calculated?
- The estimate uses the number of units you enter multiplied by the industry-average management fee for your community size tier ($12–$18/unit/month), then subtracts the projected LotWize cost. It is a conservative estimate — actual savings depend on your current management contract and whether your PMC charges add-on fees (many do).
- Why is there an email step before seeing the full results?
- Entering your email lets LotWize send you a copy of your results and, optionally, a personalized self-management readiness guide. You can skip the email and still see a summary verdict on screen. Your email is not shared with third parties and you can unsubscribe at any time.
- Can I retake the quiz if my situation changes?
