Frequently Asked Questions

What does the HOA Health Report Card measure?
The report card scores your HOA across four dimensions: Financial Health (reserve funding, delinquency rates, budget), Compliance (violation policy, open violations, CC&R currency, D&O insurance), Governance (meeting frequency, minutes, annual meeting, board succession), and Communications & Operations (architectural review speed, resident communications, management tools). Each category is graded A through F based on your answers.
How is the overall grade calculated?
Each of the 15 questions is scored 0–3 points. The four category scores are each converted to a letter grade (A ≥ 90%, B ≥ 75%, C ≥ 55%, D ≥ 35%, F < 35% of the category maximum). The overall grade reflects the weighted average across all 45 possible points.
Can I share my report card with my full board?
Yes — click the Share button after completing the assessment. It generates a link that encodes your answers so any board member who opens it sees the same report. You can also use the Print button to export a PDF version for your board meeting.
How often should we redo the health check?
Most boards find it useful to run the health check at the start of each year as part of their annual planning cycle, and again after any major change — a new board composition, a completed capital project, or a policy overhaul. It takes about 5 minutes and gives you a concrete snapshot of where things stand.
Our HOA scored an F in one category — what should we do?
Focus on one category at a time, starting with whichever has the most immediate financial or legal exposure. An F in Financial Health (especially low reserve funding) is typically the highest-risk issue. An F in Compliance often means the board is exposed to Fair Housing challenges. The report card provides specific recommendations for each failing area.
