HOA Pet Policy

Policies

Comprehensive community pet policy covering permitted animals, weight limits, leash rules, waste cleanup, and nuisance provisions.

About this template

Pet policies are among the most commonly disputed HOA rules. A clear, comprehensive pet policy reduces neighbor conflicts, provides the board with enforceable standards, and protects the community from liability. This template covers the full range of pet-related rules, from registration requirements and size restrictions to nuisance behavior and aggressive animal provisions, while including appropriate exceptions for service and emotional support animals as required by the Fair Housing Act.

What's included
  • Permitted animal types and maximum number per unit
  • Weight and breed restrictions (with FHA service animal exceptions)
  • Leash, muzzle, and supervision requirements in common areas
  • Pet waste cleanup requirements and designated relief areas
  • Nuisance noise and aggressive behavior provisions
  • Pet registration process and owner liability statement
When to use this template

Adopt or update this policy when your current rules are unclear, when pet-related complaints have increased, or when the board wants to add registration requirements. Distribute to all homeowners after board adoption and include in new homeowner welcome packets.
